Stalwart Equities purchased this 3.4-acre property in December 2016 and succeeded to secure approvals for the development of a 64,000SF modern distribution facility. Construction is ongoing, with delivery slated for Q4 2019.
Being a very narrow site, and due to the prohibition of frontloading in the Meadowlands district, the property was initially suitable only as an extremely small and useless building.
We brought together a team of experts and drew up plans for a stunning distribution center. Local officials and businesses were astonished by the vision. They recognized the jobs such a project would bring, and understood it would be in the interest of the local populace to approve our plans with frontloading docks. The site has now been acquired by Link Industrial Properties, Blackstone’s U.S. industrial real estate operating platform, for four-fold the acquisition costs.
